The Palencia North Architectural Review Board (ARB) process involves completing an application within your Resident Portal (managed by our Property Manager, Leland Management). Submitting project details, surveys, photos, and material sample information ensures all exterior changes (painting, roofing, pools, landscaping) meet Palencia North's community standards for consistency and aesthetic appeal. The goal of the ARB is to maintain Palencia's look through enforcing standards.
Leland Management coordinates the process and assists homeowners.

What the ARB Reviews
Aesthetic Consistency. Ensuring new work fits the community's overall look and feel.
New Construction & Additions. Including but not limited to:

  • Pools, patios, landscaping, fences, sheds, exterior paint, roofing, etc..

Key Application Requirements (for most projects)

  • Completed Application Form: Signed by the homeowner.

  • Property Survey: Showing existing structures and proposed improvements.

  • Photographs: Of the home's exterior and in relation to the project area.

  • Color/Material Samples: For paint, roofing, etc..

  • Project Details: Dimensions, arborist reports (if trees affected).

Prepare Your Plan: Gather all necessary documentation as listed above.
